Once we walked the homeowner through what we found, the scope of work expanded slightly from the original ask. Not dramatically — but correctly.
Step 1: Crack chasing and grinding. We used a crack-chasing blade on an angle grinder to open each lipped crack and remove the high side's edge, grinding the joint flush so both sides of the crack sat at the same plane. This step eliminates the height differential that causes telegraphing. It's not glamorous work, but it's the work that makes the finished floor last.
Step 2: Flexible polyurea crack filler. Once the cracks were ground flush and vacuumed clean, we filled them with a flexible polyurea crack filler rated for moving joints. This is a critical distinction. A rigid epoxy filler in a control joint that's still experiencing seasonal movement will simply crack again — you've just moved the failure point. A flexible filler moves with the joint, maintaining the bond and keeping the surface level.
Step 3: Diamond-grind of the field. After crack prep, we diamond-ground the entire slab surface. Step 5: Polyaspartic topcoat.
