The Call: "I've Already Paid for This Twice"
A homeowner in a mid-2000s Rockwall subdivision reached out to us frustrated — and honestly, rightfully so. Their three-car garage floor had been coated twice, and both times it had bubbled and peeled before a single Texas summer was over.
The first attempt was a big-box DIY epoxy kit. It looked great for about six weeks. Then the heat hit, and sheets of coating started lifting near the center of the slab. They chalked it up to a DIY mistake and hired what they believed was a professional crew for round two. Same result. Different product, same failure — bubbling along the edges, then peeling in wide patches by August.

The short answer: the slab was fine. The surface prep was not.
What We Found On-Site: An Invisible Bond-Breaker
We scheduled a diagnostic visit and brought along the tools that matter before a single drop of coating goes down — a surface profile gauge, a pH testing kit, and a walk-behind planetary grinder for confirmation testing.
The first thing we checked was the concrete surface profile, or CSP. Epoxy adhesion requires a minimum CSP of 2–3, which means the surface needs a texture roughly equivalent to coarse sandpaper. That texture gives the epoxy something to grip mechanically, not just chemically. Both previous installers had relied on acid etching alone to open the surface. Acid etching can work on a clean, uncontaminated slab — but this slab wasn't clean.
A simple test told us what we suspected: the original builder had poured this slab with a standard concrete curing compound. Curing compounds are chemical release agents sprayed onto fresh concrete to slow moisture evaporation and help the slab cure evenly. They're completely normal and widely used. The problem is they leave an invisible residue that acts as a bond-breaking layer between the concrete and any coating applied on top.
Acid etching does not fully remove curing compound contamination. It opens the pores of the concrete, yes — but it can't dissolve or dislodge a cured chemical film. Both previous crews had etched, primed, and coated right over the top of that invisible barrier. The epoxy never had a real chance. When Rockwall's summer heat pushed moisture vapor up through the slab, it had nowhere to go except under the coating — and up it came.
This is one of the most common reasons epoxy garage flooring fails in Texas, and it's almost never the brand of product that's at fault.
How We Fixed It: Grind First, Coat Second
The fix started with mechanical surface preparation — the step that should have happened both times before.
We ran a walk-behind planetary grinder across the entire three-car slab, removing the curing compound layer completely and opening the concrete to a proper CSP 2–3 profile. You could see the difference immediately. The ground surface had a consistent, matte, slightly textured appearance — nothing like the smooth, slightly shiny surface the acid-etched slab had shown. That texture is what epoxy needs to bond to at a mechanical level.
With the contamination gone, we addressed the slab's existing cracks. Control joints and a few hairline cracks were filled with a semi-rigid polyurea joint filler — flexible enough to move with the slab through seasonal temperature swings without telegraphing cracks back through the coating above.
Then came the coating system itself. We applied a two-coat epoxy base — a 100% solids formulation that fills the surface profile and builds a dense, durable foundation. Over that went a polyaspartic topcoat. The topcoat choice here was deliberate: polyaspartic finishes cure faster than standard epoxy, but more importantly for a Rockwall garage, they're UV-stable. Standard epoxy topcoats yellow and chalk under direct sunlight. A three-car garage with south-facing doors gets a lot of sun. The polyaspartic holds its color and gloss even under that kind of exposure, and it handles the thermal cycling — hot days, cooler nights — that causes lesser systems to delaminate over time.
The full scope of work, from grinding through final topcoat, was completed over two days. The homeowner was able to park on it by day three.
What to Watch For: Questions to Ask Before You Sign
If your garage floor coating has failed more than once, the problem is almost never the brand of epoxy. It is surface prep — specifically, whether the contractor is grinding or just etching.

Do you grind or just acid etch? Grinding is the only reliable way to remove curing compound contamination and achieve the surface profile epoxy needs. Etching alone is a shortcut that works sometimes, fails often, and is almost never sufficient on slabs with existing coatings or curing compound residue.
Can I see the surface profile before the first coat goes down? A reputable installer won't hesitate to show you the prepared surface and explain what they're seeing. If they're reluctant, that's worth noting.
What's in your topcoat, and is it UV-stable? In North Texas, this matters. A polyaspartic topcoat costs more than a standard epoxy clear — but it's the right tool for a garage that sees real summer heat and sun exposure.
Are you licensed and insured in Texas? It's a basic question, and a professional epoxy garage flooring crew should be able to answer it without hesitation. Ask for proof before anyone starts grinding.
The pricing surprise is real in this trade. A crew that skips the grinder is also usually the low bid. That's not a coincidence. Renting and operating a planetary grinder takes time and equipment.
